Full Description

427 South Main Street Gainesville, FL (Former Fire Station #1) No building is included. The building has been demolished. Property: Alachua County Tax Parcel No. 12866-001-000. The subject property consists of a 0.91± acre parcel of land with Downtown (DT) zoning, allowing for a variety of commercial and residential uses with dense and intensive development potential. Property is being sold in “as is where is” condition with all faults and defects, known or unknown, physical or otherwise, and without representation or warranty, express or implied. The property previously held Former Fire Station 1 commercial building. The Fire Station was built of 1980, located in the Downtown Business District of Gainesville, Florida. This fire house was 15,168 square feet of vertical space (10,632 square feet heated). The subject property was used as Fire Station 1 from about 1962 through 2017 when it was closed. It was demolished in March 2026. Closing: Closing shall occur as mutually agreed by the parties. Title Insurance and Closing Fees: Buyer shall be responsible for obtaining and paying the cost of title insurance, closing fees, and title updates, if any. Due Diligence: Buyer shall have a 60 day due diligence period that shall begin after the Effective Date of the Purchase Agreement within which to undertake such physical inspections and other investigations of, and inquiries concerning, the Property as may be necessary in order for Buyer, its lenders, equity partners, and any franchisors, to evaluate the physical characteristics of the Property, including environmental conditions, as well as such other matters as may be deemed by Buyer to be reasonably necessary to generally evaluate the Property and determine the feasibility and advisability of Buyer’s purchase of the Property for the intended use. The City disclaims all responsibility and liability for the completeness or accuracy of any information that it provides. Reverter: This transaction is contingent upon including within the deed the Seller's right of reverter which delineates that Buyer shall have 24 months after closing to obtain building permits and 48 months after closing to obtain a Certificate of Occupancy for any mixed-use, residential, office, and/or commercial use. In the event Buyer fails to meet this obligation, the Seller shall have the absolute right, but not the obligation, to cause title to the Property to revert to Seller.
